We are here to meet your individual needs by offering three levels of letting service
Tenant Find Only
Once you have decided on the level of service you require we will work with you to find the right tenant. Barton & Co will market, find a tenant and complete all the relevant documentation. By:
Advertising on Rightmove, Zoopla, PrimeLocation, Homes24 and other selected portals.
Put up a Letting board.
Provide accompanied viewings if required.
Carry out all the necessary checks in accordance with industry standards and regulations.
Prepare and get the contract signed
Make the tenants aware of their obligations to the property and you as a landlord
Advise the all the relevant Utility providers.
Full Management 10% + VAT (12%)
Collect the monthly rent
Pursue for non payment of rent and advise you on your options
Deduct management fee and any additional agreed works cost from the monthly rent
Two property inspections per annum and prepare a landlord report on each
Arrange repairs and instruct approved contractors with the landlord’s consent
Arrange quotes for works if required
Provide Monthly Statements
Hold keys throughout the whole tenancy
Register deposit with Tenancy Deposit Scheme (TDS)
Carry out a check out service (details in fees)
Tenant Find Only – 100% of the first month’s rent inclusive VAT.
Collect the first month’s rent
Provide the tenant with the landlord’s details to pay future rent payments.
Deduct from the first month’s rent any pre tenancy invoices.
