This beautiful 6 bedroom, Grade II listed cottage, boasts an award winning extension and over 2 acres (STMS) of land.

Description
Located within the sought-after village of Forncett St Peter stands Orchard Cottage, a Grade II listed home dating back to the 17th Century. The property is approached via a long farm track bordering fields and then through wooden gates to a shingled driveway offering parking for multiple vehicles. With over 2 acres of land (STMS), this elegant property offers ample space both inside and out, with 360-degree views of idyllic conservation area land and offering the opportunity to acquire a lifestyle of rural and undisturbed living.

With a unique juxtaposition between historical architecture and contemporary modern living, the extended section of the home creates a bright open plan kitchen/dinning/living area showcasing a galleried landing. Perfect for entertaining and welcoming guests- the kitchen has solid maple worksurfaces, an Esse Range, pamment tiled floor with underfloor heating, exposed brickwork and full height windows boasting plenty of light.

The architectural award-winning extension also provides a rear entrance with a laundry room, pantry, downstairs shower room and boot room, perfect for kicking off wellington boots after exploring the land and surrounding area. Upstairs you’ll find a master bedroom with an en-suite, a large dressing room and a balcony with stunning views of the surrounding countryside.

In contrast to the open plan main living area a more intimate and snug feel can be found throughout the remainder of the ground floor with 2 further reception rooms both with inglenook fireplaces and a dual aspect guest room with en-suite shower room. Four further bedrooms and two more shower rooms complete the internal accommodation.

Outside to the rear of the property, you’ll find an outbuilding currently used as a workshop and for additional storage, along with a polytunnel, green house, vegetable garden and woodland area. Whilst at the front, a garden enclosed by mature trees and fencing provides a wonderful private area for outside dining.
